Estate Guidelines & Bylaws

Our guidelines exist to protect property values, ensure safety, and maintain the quality of life we all cherish.

🔇Conduct & Noise

  • Quiet hours are observed daily from 22:00 to 06:00
  • Residents are responsible for the conduct of their guests
  • Communal areas must be treated with care and respect
  • Verbal altercations and intimidation will not be tolerated

🚗Vehicles & Parking

  • Speed limit within the estate is 20 km/h at all times
  • Visitor parking is available at designated bays only
  • No vehicle repairs may be carried out in communal areas
  • Commercial vehicles require prior written approval

🐾Pets & Animals

  • Dogs must be on a leash in all communal spaces
  • Maximum of two pets per household (prior registration required)
  • Owners must clean up after their animals at all times
  • Excessive barking must be addressed promptly by the owner

🏡Property & Aesthetics

  • External alterations require HOA approval before commencement
  • Garden and yard maintenance is the owner's responsibility
  • Refuse must be placed at designated collection points only
  • Laundry may not be visible from communal roads or areas

🏊Communal Facilities

  • Pool area is for residents and pre-registered guests only
  • Children under 12 must be accompanied by an adult at all times
  • No glassware permitted in and around the pool area
  • Facility bookings close 48 hours before the requested date

💰Levies & Finance

  • Monthly levies are due on the 1st of each month
  • Interest accrues on overdue accounts after 30 days
  • Levy disputes must be submitted in writing to the treasurer
  • Special levy assessments require a 75% resident majority vote
